- How do I book a unit at DOHO?
You can book your unit directly on our Homepage www.donauhomes.at. A step-by-step description can be found here.
- How come I can’t find the unit or the category I wanted to book?
We only show the currently available units on our homepage. Therefore, if, for instance you cannot find any Single Studios, that means they are fully booked at that point in time. In that case, we urge you to check our homepage regularly and to follow our Facebook page. There, we will post in case a unit becomes available again.
- I am an exchange student and only here for 1 semester. Can I book a unit for only 6 months?
Yes, a booking for only 6 months is possible, however only under one of the following two conditions:
CON 1: You find a new tenant for the remaining 6 months.
CON 2: You pay 10% more rent – this will be deducted from your security deposit.
Should you be interested in one of these options, please fill out the following document the following document (pdf) and submit it along with your contract. We will get back to you as soon as possible.
- How high are my total costs?
Your total costs amount to the all-in rent. The rent is calculated from the first day of the month to the last day of the month. If you move in during an ongoing month, you’ll pay the aliquot rent.
- What does the rent cover?
The rent covers the use of the fully furnished apartment, all the operating costs including any additional costs (electricity, water, heating, internet, garbage collection, administration, maintenance, etc.), as well as TV and WIFI charges.
- What is the administration fee?
The administration fee is charged for the administrative work generated by your application. Our online booking system allows you to see exactly which units are still available. Therefore, the only two events where you pay the administration fee without getting a room at DOHO is if a) you do not meet the booking prerequisites (education proof…) or b) you do not pay the deposit or rent as demanded/on time.
- What is the deposit used for?
The deposit provides security in case of outstanding accommodation payments and for the costs of repairing any damage to units.
- When and how will I get the deposit back?
As soon as your contract ends, we will refund the deposit including interest within 1 month (deducting any accrued costs for damages or outstanding rent).
- When and how do I need to pay my rent?
You will transfer your monthly rent to our DOHO bank account with a direct debit authorization. The rent must be on our account by the 5th of every month. Please note: The account for your deposit does not equal the account you have to transfer your monthly rent to. If you transfer the deposit and the rent in one sum or to the wrong account, you’ll have to pay a fee of €6.00.
- Can I move into a Double Studio with my boyfriend/girlfriend?
In general, we only allow same gender roommates to live together in one of our Double Studios. Online bookings are thus only possible for Female/Female or Male/Male. However, you are more than welcome to move into a Double Studio Male/Female. Simply contact DOHO office (email@example.com) together and communicate us your wish.
- When can I move in?
You can move in within 14 days after the commencement of your contract. You must contact us about your move-in day. Please do so at least 10 days before so that we will be able to prepare everything for your move in. In the event that you want to move in early, our team will be happy to determine whether this is possible. Just email them with your ideal move-in date and they will get back to you.
- What do I have to bring to DOHO/What's already provided?
Things you have to bring: kitchenware, cuttlery, personal preverence lamps, towels, toiletries, laundry detergent and any other personal items that you will need to feel at home at DOHO (houseplant, photos,...).
Things that are already provided: bed linen and mattress - your bed will be ready to sleep in when you first move in. You'll have to wash your linen on your own though. In case you want to bring your favourite linen from back home, that's fine too. Bear in mind to return our linen to us when you move out. You will also find a TV in your room, so you can leave yours at home. Since we offer WIFI within the entire DOHO, you will not be required to bring a LAN cable either.
- Where is the registration office and when do I have to go there to register?
All citizens must register at the registration office within three days of moving into a new home. Equally, all citizens must deregister within three days of moving out of their home. You must register/deregister at the registration office for the 22nd district, Schrödingerpl. 1, 1220 Wien (+43 1 400022000).
- I lost my key - what can I do?
Our janitor, Mr. Schneider, is reachable under +43 664 40 19 039 in urgent cases like this. Please not that there will be a charge should you contact him outside of normal business hours. In case you lose your key or lock yourself out of your unit, please let us know immediately via firstname.lastname@example.org. We will charge you €120 for the replacement of key/key button and lock.
- Is there laundry room at DOHO?
Yes, we have a laundry room at both DO and HO. They are equipped with high-end laundry machines and dryers. You will be charged a small fee for using the machines. Please bring your own detergent to ensure that it is 100% your taste.
- What do I do if something gets damaged at DOHO?
If something gets damaged in your unit or in the common area, please report back to us (email@example.com) as soon as possible so that we can repair the damage quickly.
- Can friends stay over in my unit?
After letting us know via email (firstname.lastname@example.org) and explicit approval by DOHO MANAGEMENT , having friends stay over is allowed on an exceptional basis. Generally, though, we can’t allow you to have friends sleeping in your unit on a regular basis due to legal restrictions.
- What sort of TV & WIFI will I get at DOHO?
We have tried our best to get you the best at DOHO. This means, we can offer you High-Speed WIFI within the entire DOHO buildings. There’s also a digital TV in every top.

- How can I extend my contract?
Your contract starts on October 1st and ends on September 30th. You don’t necessarily have to move out on September 30th though, as there’s always the option of extending your contract. To do so, please fill out this document and mail it to us (email@example.com) at the latest by March 31st.
- What do I need to do when moving out after the contract ends?
Please arrange a move-out date at least 10 business days in advance, it must happen by your last day at 09.00 am local time. We will inspect your apartment for damages based on the inventory list you filled out when you moved in. You need to clear the apartment of all your belongings, including waste, and the apartment should be in a clean state when you leave. Any objects that need to be removed by us after your departure will result in a charge that will be deducted from your deposit.
